GSA Signs Major Lease at Historic LA Times Building NOW

URGENT UPDATE: The General Services Administration (GSA) has just signed a significant lease for 74,056 square feet at the historic former Los Angeles Times building, located at 145 S. Spring Street. This deal, finalized by JLL, will house the Federal Public Defenders for the Central District of California, marking a notable development for the downtown area.

The Federal Public Defenders are set to move into their new space in the first quarter of 2027. This strategic move places them in close proximity to key courthouses, enhancing their operational efficiency.

JLL’s Senior Managing Director, Peter Hajimihalis, emphasized the building’s appeal, stating, “The GSA was attracted to the building due to its proximity to courthouses, landlord’s ability to fund and perform tenant improvements, and overall competitive economics on the lease.”

The 10-story office building, known for its iconic architecture and impressive views of downtown Los Angeles, spans 243,749 square feet. With extensive parking options and a historic charm, it is poised to serve the needs of the Federal Public Defenders effectively.

Key players in this leasing process include JLL’s Howard Traul, who was instrumental in negotiating the terms with the landlord, Onni Group. The deal was brokered by JLL’s Los Angeles team, including James Malone and Dana Vargas, alongside the in-house leasing team from Onni Group, Neal Linthicum and Malcolm Kluth. The GSA was represented by Timothy Pavek at Carpenter/Robbins Commercial Real Estate Inc.

This new lease not only signifies a major shift for the Federal Public Defenders but also highlights the ongoing revitalization of downtown Los Angeles. The location’s historical significance and modern amenities create an ideal environment for legal operations.

As the GSA prepares for this transition, the community will be watching closely to see how this move impacts local legal services and downtown development.
