Major Real Estate Sales Surge in Dauphin County: 18 Properties Over $3M

UPDATE: In a significant shift in the real estate market, 18 properties in Dauphin County sold for at least $3 million in 2025, according to newly released county records. This surge highlights a booming real estate climate that is drawing attention from both local and national investors.

The sales occurred across nine municipalities in Dauphin County, with Susquehanna Township leading the way with six transactions, followed by Derry Township with three. Other municipalities included Harrisburg, Swatara Township, and Londonderry Township, among others.

This year marks a stark contrast to last year, which saw 25 properties sold for at least $5 million, while only six properties surpassed the $5 million mark in 2025.

Among the notable transactions, on March 6, the Vartan Group sold a pivotal property at 160 Cemetery Road in Middle Paxton Township to the Nature Conservancy, which is now working with the Pennsylvania Game Commission to expand protected wildlife corridors. This acquisition enhances a corridor that stretches over 30 miles, vital for migratory species across the Appalachian Mountain range.

In another significant deal, on July 14, United Concordia sold a 102,000-square-foot office building at 4401 Deer Path Road in Susquehanna Township to the Susquehanna Township School District. The district plans to convert the building into a school for fifth and sixth graders, featuring at least 25 classrooms along with multipurpose facilities to support physical education and community gatherings.

Multiple local businesses are also expanding. On April 23, Philadelphia Macaroni Company sold a property at 523 S. 17th St. in Harrisburg to US Durum Products Ltd., which is relocating and committing to an $8 million renovation. This expansion will not only retain 39 jobs but also create 25 new positions in the local economy.

The rise in high-value real estate transactions reflects a growing interest in the region and presents new opportunities for community development. The Central Dauphin School District is also making strategic moves, purchasing the property at 75 S. Houcks Road to accommodate its administrative staff, thus enhancing educational resources in the area.
