A 7,400-square-foot industrial building located at 11 Industrial Road in Prospect, Connecticut, has been sold for $700,000. The transaction was facilitated by O,R&L Commercial, with representatives Sam Crampton and Frank Hird, SIOR, assisting the seller, RSS Millwork LLC, in acquiring a larger facility in Cheshire.
RSS Millwork, a custom millwork manufacturer based in Prospect, is relocating to a new 30,600-square-foot facility at 150 Sandbank Road. The company purchased this larger building for $1.8 million to meet its growth and production demands, according to O,R&L Commercial.
The recently sold property, situated in what is described as the heart of Prospect’s industrial corridor, offers a functional layout suitable for various light industrial, fabrication, and warehousing uses. This versatility makes it an attractive opportunity for the new owner.
The buyer, identified as Bill Sweet, is a serial entrepreneur with plans to operate multiple businesses from the location. Specific details regarding the types of businesses he intends to establish have not been disclosed by O,R&L Commercial.
O,R&L Commercial, which has offices in Branford and Rocky Hill, specializes in representing landlords, tenants, sellers, and buyers in various markets, including office, retail, medical, multi-family, investment, and industrial sectors.
The sale reflects the ongoing activity in the industrial real estate market in Connecticut, as businesses seek larger spaces to accommodate their operational needs. With the relocation of RSS Millwork and the planned ventures by Sweet, the Prospect area is poised for continued economic development.
