URGENT UPDATE: Newark and Sherwood District Council has just confirmed a major change in plans for the 14 Market Place unit, moving from a proposed community space to a commercial rental opportunity. This decision, made on December 9, 2025, comes after local partners, including Lincoln College and CVS, declined to take on the space due to size constraints.
Initially, the council had allocated a budget of £373,000 to transform the ground floor into a community hub, with plans for a residential apartment above. However, both organizations reported in May 2025 that the building was “not large enough to incorporate their plans,” leading to a search for alternative uses.
Despite the council’s efforts to engage local businesses and community groups, no viable tenant emerged to operate the space as a community hub. The council’s recent decision to lease the ground floor and basement as a commercial unit is projected to generate approximately £8,000 in annual rental income — a notable increase from the previously estimated £6,000.
During the cabinet meeting, council leader Paul Peacock acknowledged the challenges faced in finding a suitable community use. “This has been a difficult issue,” he stated. “It’s clear that there’s a need for a community space in that area of the market place. We as a council should work towards a look at that in the future, but for now, I’m happy to move that 14 Market Place be a commercial unit.”
The decision aligns with the council’s broader strategy to maximize the value of its properties while supporting the town center’s development. The upper floors of the building will remain unaffected by this change.
As this story develops, residents and local businesses will be watching closely to see how this shift impacts the community’s needs and the town center’s vitality. The council’s next steps will be crucial in addressing the ongoing demand for community spaces in Newark.
