BREAKING NEWS: Ground has officially been broken on the highly anticipated Gateway Commerce Center in New Morgan, Pennsylvania. This monumental industrial project encompasses a staggering 5 million square feet and aims to transform the region’s logistics and manufacturing capabilities.
The initial phase involves the construction of two state-of-the-art warehouses: one measuring 925,000 square feet and the other 292,000 square feet, as confirmed by Panattoni Development Co., the project’s developer based in Newport Beach, California. This construction is spearheaded by Brinkmann Constructors from St. Louis, Missouri, with completion projected for the fourth quarter of 2026.
“This is an exciting moment for Panattoni and for the region,” stated Ian McDonald, partner at Panattoni Development Co. “The Gateway Commerce Center offers unmatched potential for logistics and manufacturing users, and we’re proud to see work begin on what will become one of Pennsylvania’s most dynamic industrial campuses.”
To attract tenants, the new buildings will be jointly marketed by KBC Advisors from Seattle, Washington, and Colliers from Toronto, Canada. “This project demonstrates Panattoni’s ability to execute high-quality industrial developments even amid challenging market conditions,” said Michael Golarz, executive vice president of Colliers.
The Gateway Commerce Center boasts several advantages, including direct access to Interstate 76 and Interstate 176, a 10-year LERTA tax incentive, and no height restrictions for structures. This favorable setup creates a unique opportunity for tenants aiming to secure strategic logistics facilities with extensive connections across the East Coast.
“The infrastructure in place from day one transforms opportunity into speed,” emphasized Michael Zerbe, partner at KBC Advisors. The entire industrial park is projected to generate 2,750 jobs, with the first phase alone expected to create 450 jobs.
New Morgan, a borough established in 1988 from land once owned by Bethlehem Steel, is home to about 54 residents as per 2020 Census data. This development marks a significant economic boost for the area, promising not only job creation but also revitalization of its industrial landscape.
